A Property Condition Assessments (PCA) is designed to report on the physical condition of a property by conducting a visual physical inspection of the property, detailed research, and interviews in accordance with ASTM E2018-15: Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.
The purpose is to identify any material physical deficiencies or deferred maintenance to the following: site improvements, structural framing and building envelope, exterior facades, roofs, parking areas, interior elements, mechanical/plumbing/electrical systems, elevators, escalators, life safety systems, fire protection, Americans with Disabilities Act (ADA) compliance, code compliance, etc.
